About This Grass
Zoysia is the premium warm-season grass for Northeast Florida properties that demand both performance and appearance. Its dense, fine-bladed turf creates a carpet-like surface that HOA communities prize — and its salt tolerance makes it the obvious choice for properties near the ocean or intracoastal waterway, especially in Ponte Vedra Beach, Jacksonville Beach, and Atlantic Beach.
Once established — typically 2–4 months after installation — Zoysia requires significantly less water than St. Augustine. Its deep root system is remarkably drought-tolerant, and its slow growth rate means fewer mowing sessions per season.
The trade-off: Zoysia goes semi-dormant in winter, turning a light tan color from roughly November through February. It re-greens quickly in spring. This is normal behavior — not a problem — but worth knowing if year-round green color is your top priority.

Empire Zoysia is the most widely available and most commonly installed Zoysia cultivar in Jacksonville. It has a medium blade width, excellent salt tolerance, and the deep-rooting drought resistance that makes Zoysia worth the premium over St. Augustine. Empire establishes reliably in Northeast Florida's climate and handles the coastal conditions of Ponte Vedra, the Beaches, and Nocatee exceptionally well.
