Sod vs. Seed in Jacksonville, FL — Which Is Better?

It doesn't produce commercially viable seed, so the only way to establish it is vegetatively — as sod, plugs, or sprigs cut from mature, growing turf. There's no seed packet shortcut here; sod is effectively the only path.

Zoysia is a partial exception — it can technically be grown from seed — but germination is slow, uneven, and unreliable compared to warm-season alternatives. A seeded Zoysia lawn commonly takes one to two full growing seasons to fill in completely, versus a matter of weeks for sod. For that reason, nearly every Zoysia lawn installed in Northeast Florida is sod, not seed.

Seed isn't wrong for every situation — it's a reasonable choice for large, lower-visibility areas where cost per square foot matters more than an immediate finished look: pastures, utility easements, rural acreage, or a back section of a large lot where appearance is secondary to coverage. Bahia is the variety most commonly seeded in this market for exactly that reason.

What seed isn't well-suited for: front yards, HOA communities with appearance standards, small or medium residential lots where you want a usable lawn this season, or St. Augustine and Zoysia specifically, where seed either doesn't work or takes so long that sod is the only practical choice anyway.
